SpiralObra is the construction module of the Spiralway suite: it covers the full economic cycle of a construction contract — budget, schedule, progress and payment certificates — with Chilean practice built in: the standard itemized budget, unit price analysis (APU), UF/CPI adjustment, quantity surveying per NCh 353 criteria, and the retentions and advances that public tender terms demand.

- APU-based budgets over a chapter/item tree, against a price database with monthly history: updating the month revalues the budget without touching the itemization
- Excel import/export of the standard Chilean itemized budget, plus mass comparison against external budgets with per-item percentage deviations
- Gantt chart with CPM and critical path over custom calendars with holidays; plan vs. actual with compliance indicators
- Physical and financial S-curve; Last Planner PPC
- Payment certificates: progress capped to contract, retention, advance amortization, overheads and profit, VAT and a PDF cover sheet
- Quantity surveying with configurable measurement criteria aligned with NCh 353 practice
- BIM bridge: from the QTO of an IFC model (Revit, ArchiCAD, SpiralCAD) it generates the budget structure with cost-to-object association
- MS Project export (XML) and reports in Excel, PDF and Word, including the project dossier
